Therefore, we are here to serve you, fill in the void during your absence, ease your worries, and be your eyes and ears, (and often hands and feet as well), on the ground to ensure your peace of mind. We pledge to treat your property like ours while you are away. The clients we serve are typically snowbirds, second home and vacation rental owners, and those that travel for extended periods. We provide visual property inspections, various concierge services, and vendor coordination, as well as additional customized services to meet your needs.
We understand very well how much energy and time it takes to oversee your property from a distance and how heavy it can feel when you have to ask your friends, relatives, or neighbors for a favor to check on your property.

Security
- Security system
- Check all entry points
- Check all cameras
- Change locks if requested
- Act as an emergency contact for security system
Environmental Controls and Equipment
- Check circuit breaker for tripped breakers
- Check HVAC/pool and spa equipment, (exterior visual check of units plus scheduled filter changes)
- Thermostat adjustments
- Water leaks/intrusion/outdoor plumbing and hoses for leakage
General Interior
- Any unusual smells or sounds
- Run water at all sinks/flush all toilets
- Visual check of all appliances/washer &dryer
- Water indoor plants if requested
- Visual check of all walls and windows/panes for leaks/ intrusion
- All lighting
- Appliances – run disposal, all faucets, flush all toilets, under sinks for leaks
- Alternate lighting & blinds to appear occupied
- Check all detectors and replace batteries on regular schedule
- Check for pests
- Start vehicles if requested
General Exterior Visual Inspections
- Mail collection and forwarding
- Remove unwanted flyers from door/driveway
- Visual check of landscaping and pool/spa equipment
- Secure outdoor furniture plus items as required during inclement weather
- Garbage and recycling can placement for collection and return
